Project - Full Bathroom Upgrade

This full bathroom redesign and renovation was completed in December 2015. Complete strip out and enhancement of the space with a large timber framed window has created light and the opportunity to bring the outdoors in.

 

Some of the special features included a custom niche built in, a frameless showerscreen which gave a fresh and clean look to the space. Most bathrooms, including this one, are greatly improved by a couple of key features which may cost extra but give the bathroom a luxe feel. It can be as small as the towel rails or as large as a freestanding ceramic bath.

Designed for wheelchair access this bathroom has a built in seat in the shower area, handrail and wheelchair access to the vanity bench.

Along with a kitchen, updating a bathroom can potentially add sizeable value to a home. According to an expert from JPP Buyers Advocates "“A quick update could be done for $5,000-$10,000 and the return on investment would be $30,000-$40,000,” Lilburne says.“However, adding an additional bathroom will increase the number of potential buyers and this will increase the gain; keeping mind it will depend on the type of dwelling and location of the existing plumbing along with ease of access.”

Bigger budget = bigger returns

HIA Survey

 

According to a HIA survey in 2015, the average cost of a complete bathroom renovation is between $15,500 and $20,000. Our own findings show the approximate costs of a bathroom renovation for different price points are Standard - $7,500 - $13,000 and Premium - $14,000 - $24,000.

 

A number of things contribute to pushing a bathroom into a premium range. The size of the bathroom, moving plumbing to different locations, custom made furniture including cupboards and vanity and expensive fittings. Accessories and big ticket items such as bath and vanity can also take your budget sky high. You can have a lot of control over the price of your bathroom though by tweeking some of these variables.
