The "plus" of adding a bathroom

Many modern homes are blessed with the luxury of two or more bathrooms, however many older homes often have lovely spacious rooms but only one bathroom. Today two bathrooms have become almost standard.
The plus of adding a bathroom is both comfort and value add to your home. In fact realestate.com.au suggests from the sale of home figures that a second bathroom can add as much as $200,000 to the median price of three bedroom homes in Port Phillip, Stonnington and Bayside.
So how do you go about retrieving some space for an additional bathroom? The Bathroom Retreat recently worked with client in Rye on the Mornington Peninsula to create space in their two bedroom beach house for an additional bathroom. The rear of the house had a large indoor living room with a "cavern" style space with a double bunk bed. Being a holiday home, the house regularly needed to house a minium of 6 people. Given the size of this room, taking part of this space to use as a bathroom and toilet, still left living and bedroom space if needed. The results can be seen on our project page.
If a bedroom is a generous size, part of the space can be partitioned to create an ensuite. Even a small ensuite can be cleverly designed to be a desirable asset to the home.
The costs to be considered is bringing plumbing to a location where it may not currently exist but the trade-off of added value and comfort makes it easy to justify. Additional carpentry will be required to build the walls but otherwise the standard bathroom costs would apply.
Once you've decided, a few comparison quotes will put your mind at rest that you are getting the most for your investment. A cheap job is not always a quality job so pick you contractors wisely.
